Home Energy Model (HEM)

Helping developers, architects and design teams prepare for the transition from SAP to the Home Energy Model

Delivering robust guidance to prepare for the transition to the new Home Energy Model.

The Home Energy Model (HEM) is the UK Government’s next-generation methodology for assessing the energy performance of residential buildings and will replace SAP as the primary compliance methodology for new homes. Developed to support the Future Homes Standard, it introduces a more detailed and dynamic approach to building energy assessment.

Compared with SAP, which uses standardised calculations, HEM is designed to provide a more dynamic and realistic representation of building performance, including the operation of low-carbon technologies such as heat pumps, battery storage and solar PV systems.

While the methodology and supporting software continue to evolve, MES Building Solutions is actively preparing for the transition and helping clients understand how future requirements may influence design and compliance strategies.

Design Implications Under HEM

HEM is expected to place greater emphasis on how buildings perform in practice, providing a more detailed assessment of energy use throughout the year.

The transition from SAP to HEM is expected to change the way residential energy performance is assessed, creating new considerations for developers, architects and design teams.

As a result, decisions made during the early design stages are expected to have a greater influence on both compliance outcomes and real-world building performance.
