From Sceptical to Sold: A High-Performance Self-Build Home in Formby

Modern residential house designed for high energy efficiency, showcasing sustainable building features and a comfortable living environment

High Performance Made Possible

When our client in Formby began their self-build journey, they weren’t fully convinced by some elements of sustainable design. Fast forward to completion and they’re now a strong advocate.

With the right guidance, careful modelling, and a collaborative approach, what started as uncertainty became a home that delivers comfort, efficiency, and long-term confidence.

How We Supported the Project

We worked closely with the client throughout both design and construction, providing:

As-built SAP calculations and EPC certification for compliance and performance validation

But beyond compliance, our role was to translate technical concepts into practical decisions helping the client understand why each choice mattered.

What the Client Said

If you or your clients are unable to provide the necessary photographs, please ensure that suitable documentary evidence is available to explain the alternative solution implemented and acceptance from the Building Control body that photographs were not required.

Quote

On a more personal note, the project has been a genuine learning journey for me. I began with a degree of scepticism around some elements, but through your clear explanations, experience and professional guidance, I have become a strong advocate of their benefits — particularly in relation to wellbeing and day-to-day comfort. I am sincerely grateful for the support and mentoring that you and MES Building Solutions provided throughout, which played an important role in that understanding.

Sustainable Design Highlights

This home combines performance with practicality:

Low-carbon, locally sourced materials including natural slate, Eco-Rend, and Accoya timber

Air source heat pump (ASHP) for efficient, low-carbon heating and hot water

Mechanical ventilation with heat recovery (MVHR) ensuring excellent indoor air quality

Solar generation contributing even during winter months

Focus on long-term comfort, air quality, and energy efficiency not just compliance

What This Project Shows

Many self-builders start with questions or even scepticism around sustainable design. That’s completely normal.

What makes the difference is clear advice, proper modelling, and understanding the real-world impact on comfort and living quality.

This project is a great example of how informed decisions early on can create a home that’s not just compliant but genuinely better to live in.
