FAQs SAP & SBEM

What are SAP & SBEM Calculations?
They are the governments approved methodology for calculating the energy performance of buildings. It is used to demonstrate compliance with Building Regulations Part L requirements and to produce Energy Performance Certificates for new buildings.

The score is based on factors such as insulation, air tightness, heating systems, ventilation and lighting. Renewable technologies such as solar power are also taken into account.

At what stage are SAP/SBEM calculation carried out?
SAP/SBEM calculations should ideally be undertaken at design stage. Sometimes changes in the original design of a building are needed to achieve a ‘pass’ and it is obviously better to find this out as early as possible.

If you have already started on-site however, don’t panic, we can often provide practical advice on specification changes that will provide the required pass.

Why should I use MES Building Solutions?
Part L Building Regulations changed on the 6th April 2014 which, in effect, means that all new buildings have to be designed and specified to be even more energy efficient. It has never been more important to ensure you have robust, professional advice on how to get your development through these new regulations as most ‘standard’ specifications will not comply with the new regulations.

We are Level 5 commercial assessors and so use Dynamic Simulation Modelling (DSM) for commercial compliance work which often means that your building will not have to be specified to such a high level compared to if it was assessed using ‘standard’ assessment tools. This can lead to significant savings in build costs.

Because we also carry out Air Tightness Testing, Energy Performance Certificates, Code for Sustainable Homes and BREEAM Assessments we provide a cost effective, efficient & convenient service to ensure your development achieves the best possible rating.

What do you require from me?
A set of scale plans together with a completed SAP/SBEM specification form.

How long does it take?
We can normally get your calculations to you within 72 hours but, if required urgently, can provide a 24 hour service.
